Overview

Summary:

Responsible for planning, execution, scheduling, and inspecting work that is performed on DDC/pneumatic equipment and controls, refrigerators, and HVAC systems. Capable of supervising, overseeing, and inspecting work performed; to include service calls, maintenance repairs, preventive maintenance, and RWAs, as related to all the HVAC equipment systems as outlined in this requirement. This includes cooling, heating, reheated, and humidity, electronic, electrical, and pneumatic instruments and controls. Oversees maintenance, diagnostic testing, dehumidification, air-conditioning, ventilation, and heating systems equipment. Responsible for scheduling, planning, supervising, and inspecting work performed throughout the numerous office spaces, computer rooms, laboratories and food storage facilities. Inspect all work during installation and upon final completion in conformance to the standards; in addition to having the ability to research and explain specifications, making recommendations for installation and requirements in assuring proper function of equipment. Performs other duties as required or directed by TT management. The Site Lead will have one license reimbursed by TII.

Essential Duties and Responsibilities

    Performs the work of all trades required by the contract.
  • Plans, schedules, and assigns activities of personnel engaged in the maintenance and repair of Electrical, Mechanical, HVAC, Plumbing, structural, and non-structural systems of all buildings.
  • Inspects completed work for conformance to standards.
  • Ensure proper inspections are made and records are kept based on company protocols.
  • Interprets mechanical specifications and operational manuals for maintenance engineers and other staff when needed.
  • Attends and actively participates in management meetings with other heads of departments.
  • Responds to After Hours Emergencies as needed to include Snow Removal Coordination and Oversight.
  • Other duties as assigned.

Experience, Education, and Licensure

  • Must have a minimum of 8-10 years' experience working in the Commercial Facilities/ Operation and Maintenance Arena.
  • A Master's HVAC License is strongly preferred.
  • Experience in HVAC systems, particularly with VRV, VRF, Split Systems, Package Units, Chillers.
  • Must have the ability to obtain and maintain Secret Security Clearance
  • Active Secret clearance preferred.
  • Maximo CMMS Experience is preferred.
  • Microsoft Computer Proficient (Office, Word, Outlook etc.) preferred.
  • Thorough understanding of and ability to execute proper maintenance procedures for mechanical and plant equipment including, but not limited to, mechanical, electrical, HVAC, plumbing, structural and non-structural systems.
  • Ability to learn and understand highly technical subjects.
  • Ability and desire to continue learning and updating skills.
  • Excellent verbal and written communication skills.
  • Excellent supervisory and organizational skills.
  • Ability to act responsibly and ethically.

Supervisor Responsibility

  • As assigned.
  • Interviews, hires, and trains new positions.
  • Provides work schedules and assignments for reporting staff.
  • Handles discipline and termination of employees as needed and in accordance with CBA and company policy.
  • Recommends promotions and transfers to Operations Manager or other leadership staff.

Work Environment

The noise level in the work environment is consistent with work performed in the building trades.

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to access air-conditioning, refrigeration, electrical, plumbing, and other systems by squatting, reaching, stretching, and standing.
  • Must be able to access and navigate all areas of the facilities in all types of weather.
  • Must be able to lift up to 25 pounds at times.
  • Must be able to work weekends and holidays at times.

Work Authorization/Security Clearance

DoD Secret or higher security clearance, or the ability to obtain and maintain a Secret clearance. U.S. Citizenship is required.

Additional Qualifying Factors:

Must have the ability to obtain and maintain a security clearance. In addition, a satisfactory background screening, negative drug test, positive references and proof of identity and legal authorization to work in the United States are required.
