Job Description

The Project Director provides leadership in ares of project management and operations overseeing one or multiple project teams including client relationships, internal administration, financial management, and employee development. PD reports to the Area Manager and provides the planning, coordination and direction for an Education Sector Bond program. Duties include ensuring the program and individual projects are on budget and schedule, and the design fits the client's requirements. This position will support design and construction in the Education Sector.

Essential Duties & Responsibilities

    Responsible for client interface, scope, schedule, and budget tasks as senior leadership in the field. Responsibilities include but are not limited to:
  • Lead construction efforts in accordance with the district's program policies and procedures. Primary contact and liaison for owner and principal partner entities for the contract, design, systems, procedures and related deliverables
  • Responsible for timely completion of all deliverables required by the client
  • Develop and review contract documents, ensuring contracts, drawings, estimates, and specifications comply with construction/project requirements
  • Report and collaborate with client's senior management team on all project matters
  • Develop and implement a program quality management system
  • Document and report all program/project data accurately and in a timely manner
  • Manage program controls, cost, schedule, performance activities, and procedures required by the client
  • Has primary responsibility to ensure client satisfaction with our services on assigned projects
  • Tracks all program and project level status and provides management reports relative to scheduling,cost control
  • Create and present program and project data clearly to multiple internal and external stakeholder groups
    staffing and other related contract requirements
  • Develop recommended actions and assist in resolving disputes relative to design and construction
  • Identify risk and create risk mitigation plans successfully
  • Provide management of program logistics, organization, safety, and manpower utilization
  • Review and approve monthly invoices
  • Ensure contractor, architect, and engineer, will adhere to contractual requirements on areas of
    safety, performance, project staff, and equipment
  • Conduct Performance Evaluations and Supervise and Mentor Staff
  • Develop an implementation plan and master schedule that reflects the priorities of the district
  • Financial reporting to the client and the bond oversight committee
  • Represents owner, project and related parties in public forums and meetings
  • Ensures project contract deliverables and reporting are being executed, including: meeting minutes, daily construction reports, monthly and quarterly reports, quality control reports, schedules, documentation (photographs) of work progression, and field review of current scope of work completed to date.
  • Change Order COR/FCO review and validation
  • Performs other related duties as assigned to ensure program and project success

Minimum Qualifications

  • Bachelor's Degree in Engineering, Construction Management, Architecture, or equivalent is required

  • Ideal candidates will possess 10+ years of experience providing project / program management services on Education projects

  • Experience with Division of the State Architect (DSA) construction / design processes.

  • Experience in managing the full construction of higher education construction project life-cycle: including pre-construction, design phases, and oversight of constructability reviews is required

  • Advanced knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, techniques, materials, applications and practices are required

  • Thorough understanding of contracts, documents, drawings, and specifications and applied experience in the areas of project accounting, cost, administrative, and personnel interaction in professional settings are required

  • Familiarity of California Department of Education (CDE) and Office of Public School Construction (OPSC) preferred

  • Excellent oral and written communication skills, decision making capabilities, problem resolution skills

  • Ability to coordinate with multiple Program & Project Management team members

  • Strong computer skills and familiarity with Microsoft Office Suite products, Sharepoint and experience with project-related systems

  • Strong ability to communicate effectively in written and verbal forms, anticipate and resolve project design and construction challenges or issues and be able to prioritize the critical issues on projects and work toward solutions.

  • Supervisory Role: Responsible for the activities of 3 Direct Reports; Project Managers and Project Engineers who are assigned to various projects

  • Experience in alternative project delivery methods including Design-Build is preferred

Certificates or Licenses

  • CMAA - Construction Manager in Training (CMIT) or Certified Construction Manager (CCM) is preferred
  • DBIA - Design Build Associate, or Professional certification is preferred
  • Registered Architect or Professional Engineer is preferred

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $170,000.00-$185,000.00.
