8:00 am - 4:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.
Mandatory Position
This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions. |
Primary Purpose of Position |
This position serves as a Maintenance Program Planner - with responsibility for the development and oversight of programs governing reliability-centered maintenance, preventive maintenance, conditions-based maintenance, and reactive maintenance. Additionally, this position ensures all programs are optimally integrated to increase reliability and presentation of all facilities and systems. |
Minimum Education/Experience |
Required Minimum Qualifications:
Bachelor's degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
University Preferred Qualifications:
Graduation from a four year college or university and at least three years of program associate experience; or an equivalent combination of training and experience. |
Essential Job Duties |
- Create corrective maintenance work order job plans and project scopes for HVAC, electrical, plumbing, refrigeration, fire protection systems, and building interiors and envelopes.
- Create and manage Preventive Maintenance job plans and schedules in the CMMS.
- Plan the use of condition monitoring techniques including vibration analysis, ultrasonic, thermographic, and oil analysis, and building automation systems to detect impending equipment failures.
- Train supervisors and technicians on maintenance program policies, processes, and procedures.
- Meet with customers to determine gaps in maintenance programs and develop solutions.Perform work order quality assurance audits and recommend strategies for improving maintenance effectiveness and efficiency.
- Perform Failure Mode and Effects Analyses (FMEA) for critical assets to identify the most probable failure modes and remedies.
- Perform Root Cause Analyses (RCA) for asset failures and downtime.
- Develop and manage maintenance plans for ongoing building commissioning.
- Manage the LOTO program.
- Analyze maintenance data from the CMMS and other sources to measure the efficiency and effectiveness of maintenance programs.
- Perform other duties as assigned.

Other Work Responsibilities |
- Develop all processes and write SOPs for the maintenance activities managed by this position.Identify spare parts strategies to improve maintenance quality and productivity.Develop
- and infographics to portray maintenance program information to supervisors, technicians, and customers.
- Produce quality training materials to help communicate and train maintenance policies, processes, and procedures.
- Use Lean continuous process improvement techniques to ensure multi-trade or multi-shop processes are streamlined to minimize delays and increase maintenance quality.
- Continuously educate yourself on the maintenance of mechanical, building electrical, electrical power distribution, heating, ventilation and air conditioning, plumbing, refrigeration, building interiors, building envelopes, fire protection systems, access control systems, and lab and dining equipment to ensure the continuous improvement of our maintenance program.
- Ensure University, state and federal regulations for safety, security and energy efficiency are incorporated into all maintenance procedures in the CMMS.

Departmental Preferred Experience, Skills, Training/Education |
- Graduation from a two-year college and 10 years' experience in commercial or industrial facilities maintenance, construction or equivalent education and experience.
- Five (5) years experience as an industrial or commercial maintenance planner.
- Experience planning or using condition monitoring techniques including vibration analysis, thermography, ultrasonic, oil, and motor analysis as well as the use of a building automation system to detect and diagnose equipment failure modes.
- Skilled in the use of spreadsheets and a CMMS to manage maintenance and analyze performance.
- Knowledge and experience with Reliability Centered Maintenance.
- Knowledge and experience managing Preventive Maintenance.
- Knowledge and experience with building commissioning procedures.
- Experience leading Root Cause Analysis and Failure Mode & Effects Analysis.
- Experience writing Standard Operating Procedures.
- Prefer Certified Reliability Leader (CRL), Certified Maintenance Manager (CMM), Certified Maintenance and Reliability Professional (CMRP), or other maintenance and reliability credential.
