The Director of Real Estate Ventures is responsible for identifying, sourcing and executing non-core real estate ventures and development opportunities. The Director of Real Estate Ventures will manage all aspects of new and existing Real Estate Ventures development projects, including the conversion and redevelopment of select portfolio assets to alternative uses. The position will also support the development and execution of the company's overall real estate strategy to maximize values and cash flow of the existing portfolio. The Director of Real Estate Ventures will report to the Senior Vice President of Real Estate with P&L responsibility for the Ventures vertical.

"Gauges" of Responsibility

  • Responsible for Real Estate Ventures business unit P&L.

  • Collaborate with Retail Real Estate and Operations, Business Development, Finance and Executive Leadership to formulate and execute an integrated real estate strategy that aligns with corporate objectives and maximizes the value of the company's property portfolio.

  • Identify strategic opportunities for repurpose, redevelopment, and repositioning of underperforming or underutilized assets to enhance asset performance and drive superior cash flow and returns on investment.

  • Lead and oversee new and existing redevelopment ventures involving use conversion (from retail/fuel to alternative income properties, where appropriate).

  • Evaluate and advise on asset sales from a highest-and-best-use perspective, leveraging real estate investment perspective to identify opportunities for maximizing disposition proceeds, optimizing exit strategies, and aligning with broader financial and portfolio objectives.

  • Provide strategic input and support for corporate transactions involving large real estate portfolios including M&A, dispositions, and joint ventures, ensuring real asset valuations are reflective of current market and long-term value potential.

  • Refine design and implementation of the company's alternative real estate development strategy, aligning initiatives with the organization's overarching long-term growth objectives.

  • Develop long- and short-term goals for the real estate ventures business unit.

  • Evaluate new real estate development opportunities, including oversight of financial modeling and presentation of investment to appropriate decision-makers.

  • Lead the execution of new and existing venture acquisitions, dispositions, recapitalizations, ground leases, leases, capital improvement projects, and other real estate transactions.

  • Financial structuring of new real estate development projects, including sourcing debt and equity where applicable.

  • Develop and manage the financial and operational aspects of non-core real estate projects, including comprehensive budgeting, schedule management, and performance tracking

  • Lead negotiations with key stakeholders, including lenders, third-party investors, joint venture partners, and tenants, securing favorable terms that align with strategic goals and enhance project value.

  • Negotiate contracts with third parties, including general contractors, brokers, architects, engineers, interior designers, appraisers, etc.

  • Oversee and/or perform construction management and/or project management duties as needed for new non-core development projects.

Qualifications

  • Required 7 years' experience in Real Estate Private Equity or Real Estate Development, preferably with some background in Investment Banking or Real Estate Capital Markets.

  • Actively engage with and expand a network of real estate professionals, including brokers, lenders, capital partners, tenants, and other industry leaders-to enhance the firm's presence in the market and pro-actively source new investment opportunities.

  • Lead and manage a highly productive, motivated, and driven project team through strong communication, empowerment, reward, and coaching techniques.

  • Maintain close working relationships with partner groups in functional areas, Retail, Finance, and Construction.

  • Excellent facility with mental math.

  • Excellent financial modeling knowledge and experience with complex transaction structures.
