What you will do Facility management of a newly constructed Civil and Probate Courthouse in Maimi, Florida. This is a performance-based, 30-year, Operations and Maintenance contract providing all maintenance services of all equipment within the interior and exterior of the facility, excluding security, information technology, and other minor pieces of designated equipment. The objective is to maintain a seamless environment by assuring that equipment and services are performing to specifications to facilitate uninterrupted daily courthouse operations and functions. Ensures the effective execution of all maintenance work control processes. Plans and schedules the daily and afterhours activities of the facility maintenance staff, orders required parts, coordinates subcontracted services, and other additional activities. Follows up as needed to assure customer satisfaction with work order requirements. How you will do it
- Manage incoming service request calls.
- Create work orders, schedule, and dispatch maintenance staff for preventative and corrective work.
- Track work requests and assure rectification within allowed timeframe.
- Assure that the CMMS work orders have sufficient information updates; all work is document and work orders are closed, this includes all labor, materials and means and methods are documented.
- Administer subcontractor agreements, create purchase orders, purchase parts and supplies, and track delivery status and schedule.
- Subcontractor Management: coordinates service contractor's preventative and corrective maintenance with the maintenance staff, manage building access and verifies vendor times and charges.
- Warranty management support: prepare paperwork for all manufacturer warranty parts, facilitates return of warranty parts.
- Support the compilation of reports and update databases as necessary.
- Enforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight.
- Attends training programs (classroom and virtual) as designated.
- Perform other unassigned duties and responsibilities as required.
What we look for Required
- High School diploma, GED, or equivalent experience.
- Four-year degree related to engineering, construction management or business management (Preferred).
- Service contracting experience.
- Scheduling experience.
- Facility Management experience.
- CMMS experience.
- Background in Commercial Facilities management.
- Completing records and reports related to building facilities and preventive maintenance programs.
- Presents self in a highly professional manner to others and understands that honesty and ethics are essential.
- Ability to maintain a positive attitude.
- Ability to communicate with co-workers and clients with professionalism and respect.
- Maintains a professional relationship with all coworkers, vendor representatives, supervisors, managers, customers, and client representatives.
- Proficient using software systems such as Procore, Smartsheet, Microsoft Office programs including Word, Excel, PowerPoint, and Outlook and open to learning the functionality of a new CMMS system.
- Excellent attention to detail.
- Effective time management and organizational skills and the ability to prioritize.
- Excellent oral and written communication skills in English.
- Ability to work alone and in a team environment.
- Must be able to pass a thorough background check and subject interview.
- Must have a valid driver's license.
- Ability to communicate in Spanish (Preferred).
