 The Contracts Manager - Facilities Construction at Getty will oversee the review, drafting, and execution of construction-related contracts for Getty's Facilities department. Reporting to the Head of Capital Projects, this role ensures compliance with institutional policies, California Public Contract Codes, and applicable regulations while assisting capital construction projects. The ideal candidate will bring a strong construction contracts background, experience in construction accounting, and familiarity with various contract delivery methods. A legal or real estate background is preferred to enhance contract negotiation and risk management.Major Job Responsibilities
 
 
     Contract Development and Execution: Drafts, reviews, and executes construction contracts and agreements for various delivery methods (e.g., Design-Bid-Build, Design-Build Projects, Construction Manager at Risk with Guaranteed Maximum Price, Collaborative Design-Build Projects, Maintenance Contracting), ensuring alignment with project goals and Getty policiesCompliance and Policy Guidance: Ensures contracts include language ensuring compliance with California Public Contract Codes, labor codes, and institutional guidelines, providing guidance to project teams on legal and regulatory requirementsContract Administration: Manages contract lifecycle from pre-award to close-out, including bid preparation, negotiation, change orders, and dispute resolution, while maintaining accurate documentationFinancial Oversight: Performs cost/price analysis, reviews contractor proposals, and leverages construction accounting expertise to mitigate financial risks and control project costsStakeholder Collaboration: Works closely with project managers, legal counsel, contractors, and Facilities team members to resolve issues, negotiate terms, and ensure project successRisk Management: Identifies and mitigates contractual risks, in partnership with Getty's Office of Insurance and Risk Management, oversees insurance and bonding requirements, and manages claims to protect Getty's interestsProcess Improvement: Develops and documents procedures to streamline contract administration and enhance efficiency within the Facilities team, while aligning with Getty's overall policies regarding contracts, procurement, financial management, etc.Qualifications
 
 
     Bachelor's degree in construction management, Engineering, Business Administration, or a related fieldMinimum 5 years of experience in construction management or contract administration, with at least 2 years focused on construction contracts. Experience in job costing and percentage of completion knowledge is requiredKnowledge, Skills and Abilities
 
 
     Strong knowledge of construction disciplines, terminology, and contract delivery methods, including Design-Bid-Build, Design-Build Projects, Construction Manager at Risk with Guaranteed Maximum Price, Collaborative Design-Build Projects, Maintenance ContractingProficiency in cost/price analysis and financial oversight of construction projectsKnowledge of related regulatory contract and codes necessary for compliance in constructionExcellent written and verbal communication skills for drafting contracts, negotiating terms and providing regular reports/updates as requestedAdvanced proficiency in Microsoft Office (Excel, Word, SharePoint) and Adobe AcrobatProven ability to collaborate with diverse stakeholders and maintain relationships with a wide variety of audiencesCertifications: Certified Professional Contracts Manager (CPCM) preferredKnowledge of real estate transactions or property management a plusExperience in a museum, cultural institution, or large public entity a plusFamiliarity with electronic procurement tools and contract management software a plusknowledge of sustainability and supplier diversity initiatives in construction a plusJuris Doctor (JD) or coursework in real estate law a plusBenefits and Perks
