Job Description

The Senior Utilities Specialist oversees and guides utility compliance operations. This role acts as a subject matter expert, supports cross-functional collaboration, and mentors team members while maintaining a strong partnership with our third-party utility vendor and internal departments. In addition, the Senior Utilities Specialist is responsible for identifying, addressing, and resolving high-priority escalations working proactively to prevent repeat issues and minimize disruption to the resident experience.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Serve as the escalation point for complex utility issues and ensure timely resolution within service level agreements.

  • Partner closely with third-party utility vendors (e.g., Conservice) to optimize activation workflows, monitor SLAs, and recommend improvements.

  • Lead continuous process improvement initiatives related to utility setup, compliance, and exception management.

  • Provide advanced support to internal departments on utility-related matters and serve as a key liaison for problem-solving and information flow.

  • Mentor Utilities Specialists on processes, tools, and vendor protocols.

  • Analyze utility activation and exception data to identify trends, gaps, and opportunities for service enhancement.

  • Collaborate on the evaluation and integration of resident-facing technologies.

  • Contribute to Sustainability and ESG program development by tracking utility-related performance metrics and supporting transparency goals.

  • Validate and reconcile utility activation reports and documentation provided by external partners.

  • Maintain detailed documentation and SOPs for utility workflows and participate in cross-functional project teams as a subject matter expert.

Qualifications:

  • Passion for customer service and helping others achieve their goals.

  • Intermediate proficiency in Microsoft Suite.

  • Excellent interpersonal and communication skills; able to work across teams and with external partners.

  • Self-starter with strong organizational skills and the ability to manage competing priorities independently.

  • Strong understanding of utility setup processes and vendor management.

  • Problem-solver who is energized by dealing with a variety of challenges in a high volume, fast-paced environment.

  • Able to adapt effectively to a constantly changing environment.

  • Possess strong organizational and time management skills with great attention to detail

Minimum Requirements:

  • 3-5 years of customer service or utility operations experience, with proven problem-solving in a high-volume setting.

Preferred Attributes:

  • Bachelor's degree or equivalent relevant work experience.

  • Experience in residential leasing, property management, or smart home/resident technology platforms is

    preferred.

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.
