POSITION SUMMARY:

The Facilities Manager coordinates and manages the functions of facility usage; janitorial and bussing services, the recycle program, and special event production. The Manager is directly responsible for cleaning and presenting all WPR base and mountain facilities [excluding Snoasis, LunchRock and Sunspot] in an attractive, clean, secure, and reasonably safe condition. The Manager monitors budget performances and directs the activities of the Facilities Section in alignment with Division and Company goals and objectives. Is responsible for ensuring compliance with Company policies and procedures. The Manager is familiar with the operation of facility mechanical, electrical, and plumbing systems; irrigation systems; can troubleshoot; perform minor repairs; and can execute basic emergency procedures.

ESSENTIAL DUTIES:

General Responsibilities
  • Provide leadership and assist with planning strategic direction for the Facilities BU and the Base Services Division.
  • Complete all planning, organizing, and scheduling tasks necessary to direct the activities of the Facilities operation consistent with BU budget and Business Plan in alignment with Division and company goals, policies and procedures.
  • Establish and conduct an effective hiring strategy to include recruiting, evaluation of applicants, interviews, and final selection of staff.
  • Conduct performance evaluations, discipline, and terminations. Recommend wage increases, adjustments, and promotions within company wage plan guidelines.
  • Prepare and maintain employee paperwork including PDF's for on-boarding, off-boarding, wage and job classification changes, transfers and training records.
  • Schedule manpower to align with budget guidelines. Coordinates manpower with day and night shifts, Grounds Services Bu's and Food & Beverage units.
  • Review Workday timekeeping for accuracy and input charge outs. Inspect Manpower log books for accuracy.
  • Check and record attendance cards.
  • Review cleaning and inspection logs for completeness and accuracy.
  • Develop and implement a quality training program for the Facilities employees to include all aspects of job duties, policies, procedures, equipment usage, guest and employee safety, guest service, resort and valley information. Communicate expectations and monitor performance to ensure competence and maintain quality. Retrain, coach, discipline as needed. Document actions.
  • Maintain security of facilities in coordination with Security personnel. Perform opening and closing procedures as necessary.
  • Communicate daily with employees to communicate work assignments, schedule changes, procedure changes, and review special event schedules and other area information and announcements.
  • Train and direct personnel in performing duties related to receiving and distribution of supplies and proper operation, maintenance, and security of janitorial and audio/visual supplies and equipment.
  • Maintain adequate inventory of supplies and equipment. Process purchase orders as necessary.
  • Maintain and account for sales and transfers of supplies to other BU's and outside entities. Update special event work orders daily and direct the set-up, audio/visual production and janitorial responsibilities of all meetings, seminars, and special events.
  • Train and direct all staff in performing duties related to the Resort Recycle program. Coordinate all efforts with Base Services Admin Manager.
  • Public and employee safety/risk management:
  • Develop and implement a Safety program that supports the Division goal of 0 accidents. Train employees to ensure strict compliance with safety procedures and standards. Stress safety awareness and hold mandatory weekly safety meetings.
  • Inspect facilities and equipment for potential hazards. Sign or rope off hazard areas immediately, take immediate action to correct or report to qualified personnel.
  • Maintain documentation as required. (Cleaning Logs, MSDS documents, Safety meeting attendance, etc.)
  • Recognize emergency situations and follow appropriate emergency procedures.
  • Investigate and report all accidents in compliance with resort Accident Reporting Procedures.
  • Responsible for directing emergency fire and evacuation procedures to facilitate public and employee safety in cooperation with Security personnel and assures compliance with the Colorado Department of Health, Occupational Safety and Health Administration, and state and local fire codes and requirements.
  • Perform repairs on furniture and fixtures; janitorial, sound, and audio/visual equipment. Recognize, troubleshoot, and report building system malfunctions to Base Operations personnel.
  • Schedule major janitorial and maintenance projects. Maintain regular maintenance schedule for furniture, fixtures, flooring, and equipment. Assist in planning for replacement and major repair.
  • Create development plans for employees that provide opportunities for growth and ensures succession for key positions. Develop and update training manuals, and job descriptions.
  • Maintain a positive work environment encouraging communication and teamwork. Develop, implement and execute department employee recognition and retention programs.
  • Assist in preparing facilities operation and capital budgets. Responsible for administering operation within budget guidelines [$922K/labor; $162K/Expense].
  • Keep abreast of industry developments. Research new products and solicit competitive bidding.
  • Complete assigned training and participate in committees, task forces, and seminars.
  • Communicate information to staff.
  • Assist other work groups with space planning, furniture and fixtures orders, audio/visual orders, hauling supplies and equipment, and other requests.
  • Perform snow removal, grounds, parking, laundry, irrigation, minor building repair, and shuttling duties as necessary.
  • Interact with outside event contacts, vendors, and contractors.
  • Schedule contractors for carpet cleaning, pest control, trash removal. etc. Solicit bids, prepare proposals, and monitor contractor performance.
  • Provide contract janitorial service to tenants as requested.
  • Maintain a professional, friendly, congenial, and helpful attitude while effectively interacting with guests, employees and vendors.
  • Manage and execute contract cleaning services totaling $141K.
  • Manage and execute Special Event site fees totaling $11,000 in addition to assisting with Group Sales, Food and Beverage site fee management.

REQUIRED QUALIFICATIONS:
  • Strong knowledge of Microsoft Office required.
  • Experience with Workday, D365, Xcel, etc..
  • Strong spelling, grammar and proof-reading skills required.
  • 3+ years working with budgets, reconciliation and scheduling preferred.
  • Good knowledge of office related equipment.
  • Experience with in-house PA and music system, projectors and multi-media equipment.
  • Valid Colorado driver's license with clean driving record required.
  • Self-motivated and able to work independently.
  • Demonstrates and role models integrity and honesty.
  • Organized and detail oriented.
  • Strong interpersonal and problem-solving skills.
  • Flexible with available hours and days of work, based on resort needs.
  • Reports to work exhibiting a professional appearance within defined guidelines.

  • Active skier/snowboarder preferred.


EDUCATION REQUIREMENTS:
  • High school diploma or GED-required
  • College degree or equivalent experience in business administration, facilities management, resort management, finance or similar-preferred.

WAGE:

The base salary pay range below represents the low and high end of Winter Park Resorts salary pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resorts total compensation package for employees. Other rewards may include many region-specific benefits.

Salary Pay Range: $60,549 to $63,555
