Retail Loan Servicing Mortgage Operations Specialist

SUMMARY: Ensure all Real Estate loans are entered into the loan system and validated within department guidelines while maintaining accuracy and department controls. Process exception transactions for consumer loan types specifically for modifications, renewals, payment reversals, accrual adjustments, billing issues and other non-routine system issues. Review changes upcoming to the core and update procedures. Reconcile and process daily consumer and mortgage non-post transactions. Coordinate year end reporting processes for consumer loans including making necessary corrections. Review, balancing, and disbursement of private mortgage insurance (PMI), and monitoring and updating flood insurance tracking.

ESSENTIAL DUTIES and RESPONSIBILITIES include, but are not limited to the following:

• Assist with the quality control process for mortgage loans.
• Process exception transactions for all consumer real estate loan types specifically for modifications, payment reversals, accrual adjustments, billing issues and other non-routine system issues.
• Reconcile and process daily non post transaction for consumer including mortgage related occurrences.
• Review changes upcoming to the core system and update procedures.
• Identify and research non-routine transactional occurrences providing resolution and correction as warranted.
• Coordinate year end reporting processes for consumer real estate loans including corrections.
• Convert construction loans from simple interest to permanent financing.
• Prepare loan boarding funding sheet for operations staff ensuring loan received is a balanced transaction.
• Set up new participation records as loans are sold moving funds to the appropriate mortgage banking GLs.
• Accurately complete data entry of all Real Estate Secured Loan types.
• Retrieve source documents to review against extract or through origination system for date input and further validation.
• Ensure key documentation is maintained including identification and system tracking of real estate loans in a flood area
• Assist with preparation of satisfactions for paid in full loans
• Assist with answering internal and external Loan Servicing questions including, payment corrections, billings statements, escrow analysis, new escrow set up and escrow cancellation requests, recasts, private mortgage insurance cancellations.
• Complete all mandatory and elective training including BSA and Anti-Money Laundering procedures. Maintain compliance with all appropriate rules and regulations.
• Regular predictable attendance is an essential requirement of this position.
• Complete all other duties as assigned

EDUCATION AND/OR EXPERIENCE:

• High school diploma or GED
• Minimum of (3) years' experience in loan servicing, title company or in a similar lending work environment
• Ability to read and understand loan documents including modifications, renewal requests etc.
• Must process a strong organizational ability with attention to detail with ability to multi task in a fast paced environment
• Good verbal and written communication skills with the ability to explain complicated financial information such as escrow analysis and mortgage insurance in layman's terms.
• Good problem solver with ability to research and communicate results
• Team oriented with demonstrated effort to assist other department staff during peak work flow
