Senior Transaction Manager

Location: Hybrid - Fort Worth, TX

POSITION BRIEF

JLL is currently seeking a highly motivated and qualified individual to join our Rail Practice team in Fort Worth, TX as a Senior Portfolio Manager.

This position requires strong transactional sales skills and reports directly to the Vice President of Portfolio Management. This individual will be responsible for providing the highest quality service to Rail Practice Group (RPG) clients and have direct responsibility and accountability for managing a large portfolio of client owned real estate transactions within an assigned geographic territory. The ideal candidate will excel at managing complex transactions with accuracy and urgency while consistently delivering exceptional client service.

This position is currently hybrid, subject to company policy changes.

A minimum of 10% travel within assigned territory is required.

PRINCIPAL RESPONSIBILITIES

Serve as a Senior Portfolio Manager of the RPG Portfolio Management Team and be the direct point of contact for a portfolio of client owned real estate within an assigned geographic territory:

  • Manage and be the direct point of contact for a large portfolio of real estate transactions within an assigned geographic territory

  • Manage the sales transaction activity process including the requesting of required stakeholder approvals, negotiation of property values, preparing purchase and sale agreements, amendments, etc.

  • Meet or exceed all transaction, revenue goals, and objectives within assigned geographic portfolio

  • Analyze and manage client's portfolio in a proactive manner by proposing transactions that will assure maximum value-added results for the client

  • Be the subject matter expert for everything within their assigned geographic portfolio

  • Process sales transactions for client owned property with accuracy and urgency

  • Identify client properties to be sold within their assigned geographic territory

  • Assemble and submit the information required by client to approve properties for sale

  • Proactively market client properties for sale

  • Conduct site inspections of property that might be considered for sale

  • Monitor critical dates within the portfolio (due diligence and closing dates)

Client and Stakeholder Management:

  • Consistently provide the highest quality service to Rail Practice Group clients

  • Develop and maintain positive relationships with internal and external customers

  • Promptly respond to all customer inquiries

  • Serve as an information resource for the client - conduct research, compile data and perform special projects

  • Develop and cultivate relationships with internal and external stakeholders to drive business results

  • Travel within assigned territory as necessary (Minimum 10% travel within assigned territory required)

  • Perform other related duties as assigned and serve as a team player and learn from other RPG and BNSF team members

Data Management:

  • Maintain all transaction and client data within Salesforce with exceptional accuracy and timeliness

  • Ensure data integrity across all platforms and reporting systems

  • Utilize Salesforce to track client interactions and generate meaningful performance insights

QUALIFICATIONS

  • Related bachelor's degree

  • 7+ years real estate experience with direct transaction background

  • 5+ years direct railroad and/or right of way real estate experience or experience on client account with proven portfolio management work

  • Valid real estate license(s) for state(s) in which conducting business

  • Strong leadership, organizational, interpersonal, analytical and communication skills (written and oral)

  • Exceptional communication skills with ability to effectively convey complex information to varied audiences

  • Proven ability to manage multiple transactions with accuracy with a sense of urgency

  • Demonstrated success in managing large portfolios of real estate transactions

  • Ability to work independently

  • Expert-level proficiency with Salesforce for managing client data and transaction pipelines

  • Thorough working knowledge of Microsoft Word, Excel, and other relevant software

  • Strong relationship-building skills with proven ability to develop and maintain connections with internal teams and external stakeholders
