Position Summary We are seeking a qualified Vice President of Land Development to join our Central Colorado division. This position is responsible for all Land Development functions including overseeing municipal entitlements, bidding, budgeting, scheduling and coordinating all phases of pre-construction. Responsibilities
Leads, develops and mentors Land Development staff; acts as the primary interface with internal and external stakeholders on all land development topics
- Maintain continuous contact with field staff and provide technical and practical training and support to facilitate career growth
- Assist Land Acquisition and Forward Planning staff in the division's land acquisition and due diligence efforts, including resolution of development issues and preparation of detailed land development budgets and timelines
- Provide input to Forward Planning staff and consultant teams on value engineering opportunities and constructability considerations during improvement plan development
- Directs Land Development staff in the preparation of scopes of work, bid packages, contracts, addendums and change orders for subdivision improvements
- Evaluates, qualifies and negotiates bids and awards for all land development purchasing and field work
- Collaborate with division Forward Planning and Finance staff to manage, maintain and review project budgets
- Schedule and direct all phases of land development with business plan needs in mind, i.e., early model and production phase openings
- Identify and implement alternative construction methods to expedite and streamline all functions where possible
- Conduct continuous job site management and inspections to ensure safety, quality control and schedule parameters are met
- Ensure division compliance with AQMD regulations, the General Construction Permit, all project specific SWPPP plans and Best Management Practices
- Ensure trade partners and field staff comply with all company, OSHA and CalOSHA safety requirements
Requirements
- Education: College Degree preferred and equivalent work experience.
- Experience: Requires minimum five years' experience with multiple project supervision in new home construction and offsite construction.
Skill in:
- Requires strong managerial, interpersonal, organizational, technical and decision making skills.
- Must also have basic mathematical and analytical skills. Must have ability to read and understand construction blueprints, shop drawings and site plans.
- Must be proficient in developing land development budgets, bidding, contracting, and managing land development consultants.
- Requires knowledge of proper job site safety management.

- Base Salary: $145,000-$175,000
- FLSA Status: Exempt
- Bonus Type: Year-end Discretionary
