U.S. Facilities, Inc., a consolidated facility management/infrastructure service organization, is seeking a dedicated and detail-oriented individual to join our team as a Building Engineer at our Kokomo, Indiana location. The Building Engineer is responsible for monitoring, operating, and maintaining the facility's critical utility systems, ensuring reliable and efficient building operations. This includes performing routine inspections, preventative maintenance, and troubleshooting to minimize downtime and ensure continuous service for a safe working environment.
Key Responsibilities
- System Operation and Monitoring: Operate and monitor all utility systems, including boilers, chillers, compressors, cooling towers, and water treatment equipment, using the Building Management System (BMS) and other control tools.
- Preventative Maintenance: Conduct and document regular inspections, tests, and preventative maintenance activities on utility systems, associated motors, and pumps. This includes tasks like replacing filters, checking fluid levels, and rebuilding equipment as needed.
- Troubleshooting and Repairs: Diagnose and resolve issues or malfunctions in utility systems promptly to prevent operational disruptions. Perform minor repairs on pumps, electrical components, and plumbing.
- Data and Documentation: Accurately record and analyze system parameters such as pressure, temperature, and flow rates. Maintain detailed records of all operations, maintenance, and repairs in compliance with regulatory and internal standards.
- Safety and Compliance: Adhere to all safety protocols and guidelines. Prepare equipment for maintenance procedures, such as Lockout/Tagout (LOTO), and ensure compliance with all applicable regulations.
- Collaboration and Communication: Work collaboratively with other departments and external contractors to coordinate utility shutdowns, repairs, and system upgrades. Communicate effectively with all stakeholders.
- Physical Demands: Perform duties that require physical stamina, including working in confined spaces, at heights on ladders or rooftops, and lifting or moving objects.
- Equipment Operation: Operate a forklift and other material handling equipment as required for moving supplies and equipment.
Qualifications
- High school diploma or equivalent is required. Technical certifications or vocational training in utility systems operations or a related field are preferred.
- Proven experience as a Utilities Operator or in a similar industrial or manufacturing environment.
- Strong technical knowledge of utility systems, including boilers, chillers, compressors, cooling towers, and water treatment.
- Proficiency with computer systems and control panels, including BMS.
- Ability to read and interpret technical manuals, schematics, and blueprints.
- Excellent troubleshooting, problem-solving, and decision-making skills.
- Knowledge of safety regulations and best practices related to utility systems.
- Strong communication, attention to detail, and record-keeping skills.
- Ability to work independently in a fast-paced environment.
- Must be able to operate a forklift.
Physical Requirements
- Ability to lift up to 50 pounds.
- Capability to climb ladders and stairs and work on building rooftops.
- Comfortable working in confined spaces and other challenging environmental conditions.
