Maintenance Technician - JLL What this job involves: As a Maintenance Technician at JLL, you will perform repairs and maintenance of commercial buildings and building systems including HVAC systems, minor electrical repairs and re-lamping, plumbing, hardware, signage, and various facility improvements. This role requires you to ensure that client safety and comfort are maintained while operating and maintaining property equipment per established guidelines. You'll perform preventative maintenance on building equipment and components, update records, coordinate with third-party vendors, and respond to client service requests while conducting all activities in a businesslike, competent, and professional manner that reflects JLL's commitment to operational excellence and comprehensive facility management. What your day-to-day will look like: Building Systems Maintenance and Repairs: * Perform repairs and maintenance on HVAC systems including filter and belt changes for optimal system performance * Execute minor electrical repairs and re-lamping while ensuring safe electrical practices and code compliance * Handle plumbing repairs and maintenance to ensure continuous water and waste systems operation * Maintain hardware, signage, and building components for optimal facility functionality and appearance * Replace ceiling tiles, repair doors and locks, and perform painting and minor carpentry projects * Install wall hangings and repair flooring and roofing as needed for comprehensive facility maintenance Preventative Maintenance and Equipment Management: * Perform preventative maintenance on building equipment and components according to established schedules * Update maintenance records while reviewing status of preventative maintenance work with team manager * Operate and maintain building equipment and systems for continuous optimal performance * Monitor equipment performance and identify potential issues before they become major problems * Ensure all maintenance activities comply with manufacturer specifications and safety standards Client Service and Emergency Response: * Respond to client service requests promptly while maintaining high customer satisfaction standards * Support incremental and project moves by relocating furniture, equipment, and boxes as needed * Participate in emergency response procedures while being available for afterhours emergencies on standby basis * Participate in technical training programs and safety training programs as required for professional development * Maintain strong customer service and communication skills for positive client interactions Vendor Coordination and Project Management: * Coordinate and oversee work performed by third-party vendors while ensuring quality and safety standards * Monitor vendor performance and ensure compliance with facility standards and client requirements * Manage multiple maintenance priorities while coordinating with internal teams and external contractors * Support facility improvement projects through skilled maintenance and installation work Documentation and Record Management: * Update and maintain records of all maintenance performed on site via CMMS system for comprehensive tracking * Utilize work order/CMMS systems (Corrigo preferred) for efficient maintenance management * Document maintenance activities, equipment conditions, and repair histories for future reference * Generate reports on maintenance activities and equipment performance for management review Required Qualifications: Education and Licensing: * High School diploma or general education degree (GED) required * Valid Driver's License required for travel between properties and vendor coordination * Additional technical degree and/or certification preferred but not required Technical Experience: * 2-3 years' experience in commercial building maintenance including HVAC, plumbing, and/or electrical work * Knowledgeable electrical skills including ballast, switches, amp readings, and lockout/tag out procedures * Understanding of building systems operations and preventative maintenance procedures * Experience with commercial facility maintenance and repair techniques Technology and Systems: * Proficient with computer equipment and software including Microsoft Office and SharePoint * Experience with work order/CMMS systems, Corrigo preferred * Ability to learn and utilize various facility management software and mobile applications * Understanding of digital documentation and record-keeping systems Physical Requirements: * Regularly required to stand, walk, use hands to finger, handle, or feel objects and equipment * Must reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl * Occasionally required to smell for unusual odors to detect potential safety hazards * Must occasionally lift and/or move up to 75 pounds and occasionally lift and/or move up to 100 pounds * Physical stamina for extended periods of maintenance work and emergency response Professional Skills: * Strong customer service and communication skills for effective client interaction * Ability to work independently and manage multiple priorities effectively * Problem-solving skills for diagnosing and resolving facility maintenance issues * Professional demeanor with businesslike, competent approach to all activities * Flexibility to work standby hours and respond to afterhours emergencies as needed Safety and Compliance: * Knowledge of safety procedures including lockout/tag out protocols * Understanding of OSHA safety standards and facility safety requirements * Commitment to maintaining safe work environment for clients and staff * Ability to participate in emergency response procedures and safety training programs Preferred Qualifications: * Technical certifications in HVAC, electrical, or plumbing trades * Experience with building automation systems and energy management * Knowledge of commercial building codes and regulatory compliance * Previous experience in corporate or institutional facility environments Location: New Stanton, PA This position does not provide
