Description

The Regional Maintenance Director/Regional Environmental services Lead provides recommendations and direction to facility Executive Directors and Regional Director of Operations in assigned communities with overall facility preventative maintenance programs, regulatory compliance, coordination and assistance with special projects and complete day-to-day facility maintenance tasks as assigned.

Position: Regional Maintenance Director

Salary: $75,000 - $95,000 annually, depending on experience

Service Area: Wisconsin and occasionally Twin Cities Metro area. Plus, mileage reimbursement of 72.5 cents per mile.

Schedule: Full - Time / Monday - Friday, 8:00am-5:00pm (occasional on-call and no weekend & holiday rotations)

*please note: This position requires travel to senior living communities. The majority of the support will be throughout Wisconsin and occasionally Minnesota. This role qualifies for a Fleet Vehicle through the Lifespark Fleet program.

Position Functions & Responsibilities:



  • Provide consultation, direction, and assistance to executive directors and Operations for assigned communities.
  • Work cooperatively with the Senior Environmental Manager on projects, reports, and other areas of need.
  • Maintain compliance in TELS within designated buildings.


  • Direct, provide, and support assigned facilities with equipment repair and preventative maintenance programs, including electrical, HVAC, plumbing, painting, floor care, etc. Provide assistance as needed to complete tasks.


  • Develop, evaluate and implement preventive maintenance program for buildings, grounds, vehicles and equipment. Inspect all areas and equipment on a regular basis to ensure preventive maintenance programs are in place and followed to assure compliance with codes and regulations.


  • Monitor and review work orders and their completion and provide direction with problem solving as needed.
  • Direct and evaluate facility safety programs and efforts to ensure tenant/resident safety in regard to various risk areas, including controlling access to chemicals and equipment and reducing grounds hazards.
  • Evaluate training needs and develop training events to maintain and expand competencies and customer service.
  • In cooperation with Executive Directors and Operations, develop the department's budget. Ensure purchases are approved and within budgetary limits.
  • Manage the completion on community projects, assist with soliciting and reviewing job proposals, organize work crews, and provide hands on assistance with completion as needed.
  • Direct compliance with state and federal regulations and develop and oversee corrective action plans.
  • Practice good customer relations with residents, families and co-workers.
  • Participates in and promotes Quality efforts throughout the company.
  • Availability for on call rotating schedule which may require you to report to building in the event of urgent issues.


  • All other duties as needed.



Qualifications:

Experience and Education



  • A Special Engineers boiler License is preferred or must be obtained within 90 days of hire (when applicable).
  • Minimum of two years' experience in maintenance, particularly in mechanics, carpentry, electrical systems, HVAC, plumbing, housekeeping, and laundry operations.
