Position Overview:
The Preconstruction Director (Masonry) acts as a key leader for the management, coordination and delivery of project related preconstruction services. This individual is expected to establish and maintain effective client relationships, extensively support business acquisition efforts and engage with staff for their training and development.
- Accountable for delivery of all preconstruction-related services for assigned projects.
- Responsible to effectively lead and manage any assigned personnel.
- Actively engaged in business acquisition efforts (e.g. client presentations)
- Assist with development of "Win" strategy for highly complex projects.
- Participates in and supports the project selection ("go/no go") process.
- Skilled at providing Joint Venture pursuit leadership.
- Skilled in managing estimating/precon responsibilities for alternative delivery methods.
- Responsible to assist with professional development of departmental staff.
- Active in relevant industry organizations.
- Routinely develops cost models/estimates at all stages of document completeness from conceptual through Construction Documents with attendant variance reports from previous estimates.
- Assures clarifications and commercial terms are properly addressed and in alignment with the cost estimate and project risk profile.
- Skilled at assessing construction risks and preparation of proposed contingency approaches with associated General Condition provisions.
- Capable of facilitating and performing value analysis and constructability reviews.
- Leads the development of a preconstruction schedule, assists with creation of the construction phase schedule.
- Establishes and maintains an extensive network of subcontractors, vendors and Architect/ Engineering firms.
- Establishes bidder outreach programs and assists with bidder pre-qualification.
- Provides clear scopes of work to all bidders and leads the development of bid packages.
- Assists with evaluation of subcontractor proposals in preparation of subcontracts.
- As applicable, assists with management of design subconsultants, emphasizing adherence to quality schedule and budgetary objectives.
- Establishes and maintains benchmarking tools for historical data.
- Organizes and leads the transition meeting between the project operations team and the preconstruction team and coordinates the follow-up meetings.
- Travels to Company and subsidiary offices; offsite client, subcontractor, and supplier meetings; and other locations across North America to fulfill the essential duties of the role as required.
- Exhibits regular and reliable attendance in person as required by Supervisor, Company guidelines, and/or project and office obligations.
Management Responsibilities
- Supervises assigned departmental personnel in accordance with the organization's policies and applicable laws.
Qualifications:
- Bachelor's degree in Engineering, Architecture, Construction Management or related technical field AND 10 years of related masonry construction experience with a minimum of 1 year of field experience OR equivalent combination of education and experience.
- Managed and/or estimated a project that contains more than $2M in masonry scope.
- Capable of reading rebar shop drawings, masonry lift drawings and masonry structural drawings.
