You'll play a critical role in evaluating and restoring sites-from initial assessment through turnkey handoff-while helping build a scalable, consistent operating model across the network. This includes supporting growth initiatives such as new site onboarding, M&A evaluations, and operator/vendor onboarding. This is a handson, fieldheavy role that requires strong operational judgment, construction awareness, environmental understanding, and the ability to manage multiple sites and vendors simultaneously.
What You'll Do
Operational & Site Management
- Lead daytoday operational oversight of assigned consignment retail sites.
- Conduct site walks, assessments, and condition evaluations, including structural, fuelsystem, and environmental risk identification.
- Verify site readiness and ensure locations meet all city, state, environmental, and safety codes before turnover.
Construction, Restoration & Vendor Management
- Manage construction, refurbishment, and repair activities in partnership with general contractors and designbuild partners.
- Review vendor scopes, quotes, and project plans; ensure quality execution and completion of punch lists.
- Procure, onboard, and manage external vendors in collaboration with the Procurement team.
- Coordinate with contractors performing designbuild work, permitting, and multitrade construction.
Environmental & Fuel System Oversight
- Support environmental due diligence, including contamination history review, tank and pipeline assessment, and coordination of Phase II testing.
- Maintain working knowledge of underground storage tank (UST) systems, dispensers, piping, emergency stops, and fuelsystem compliance requirements.
- Train operators on fuel-system handling, environmental protocols, and spillresponse requirements.
CAPEX/OPEX & Project Financials
- Manage and track CapEx and OpEx budgets related to site restoration and operational readiness.
- Review vendor proposals, negotiate cost efficiencies, and ensure projects remain within approved budget.
- Support reporting packages for internal stakeholders and partners.
Operator Support & Onboarding
- Partner with internal teams (Sales, HSE, Real Estate, Legal, Finance, Procurement) to onboard and approve operators (MSOs).
- Utilize systems such as KissFlow to initiate vendor/operator onboarding workflows.
- Train newly onboarded operators on store layout, equipment, fuel system operations, and emergency protocols.
Growth, M&A, and Strategic Support
- Support operational due diligence for new sites and M&A opportunities.
- Assist in evaluating future portfolio additions and site feasibility.
- Conduct site audits and drive corrective actions.
What You Bring

- Experience with vendor management and multitrade coordination.
- Ability to read, interpret, and work within contracts, permits, and regulatory requirements.
- Strong communication, problemsolving, and projectmanagement skills.
- Experience collaborating with crossfunctional teams.
- Ability and willingness to travel frequently across Texas, Missouri, Arkansas, and additional regions.
Preferred
- Knowledge of fueling infrastructure, UST systems, dispensers, piping, and environmental regulations.
- Experience with environmental due diligence, spill reporting, or fuelsystem compliance.
