Summary:

The Manager, Facilities and Building Operations, is responsible for the oversight of the physical facilities for the Seattle site, to ensure all systems are maintained with minimal impact and downtime, and in compliance with all local codes. This position also manages the site reception and shipping/receiving functions, as well as providing oversight and support for lab and facilities equipment service contracts.

Essential Functions:



  • Oversight of allservice providersdealing with maintenance of mechanical, electrical, and plumbing systems, janitorial services, access control, pest control, and all other servicesrequiredtomaintainthe physical facility.





  • Coordinate with Property Manager on building related repairs, as outlined in the Lease Agreement.





  • Project management for small construction projects.





  • Budget preparation and administration, creating and managing purchase orders, processinginvoices.





  • Manage a team of three FTEsand one contract employee,includingperformance evaluations and compensation planning.





  • Manage lab equipment service contracts.





  • Lease administration, includingprocessing monthly rent invoices for payment, verifying annual operating expenses (CAM charges and monthlyadditionalutilities, working with the property management team to resolvemaintenanceissues,and obtaining vendor COIs asrequested.).





  • Work closely withtheEHS Managerto ensure the safety ofour people,propertyproperty,and processes.



Required Education, Experience, and Skills:



  • High School Diploma



  • 10+ years experience in Facility or Property /Project Management





  • Generalknowledge ofcommercialmechanical/electrical/plumbing systems,HVAC controls





  • Contract,vendorand projectmanagement





  • Budget preparation and administration





  • High levelproficiencyin MS Office (Word, Excel, PowerPoint, Outlook)





  • Excellent customer service





  • Clear and professional written, oral, and interpersonal skills





  • Ability to multi-task,demonstratedinitiative and flexibility






  • Ability toaccomplishsetobjectiveswith minimal supervision





  • Detail oriented and self-motivated





  • Ability to lift/carry40+lbs



Preferred Education, Experience, and Skills:



  • Bachelors' Degreein Business,Facility/Property Management or similar





  • Managementexperience in a commercialtradeenvironmentsuch as construction, mechanical, mechanical controls, electrical



Travel:



  • No Travel





The range displayed is specifically for those potential hires who will work or reside in the state of Washington, if selected for this role, and may vary based on various factors such as the candidate's qualifications, skills, competencies, and proficiency for the role. Salary Pay Range: $130,000 - $145,000 and eligibility for a 10% bonus target based on company and individual performance.
