Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
This is a Facility Maintenance Technician (Mechanical Trades) at the Journey level. The position is considered to be a fully functioning in the HVAC trade area. Additionally, this position is expected to be able to perform hydronic piping repair and replacement of control valves in systems with copper and steel pipe . Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction and design of facility components in the HVAC Shop.
Minimum Education/Experience
Required Minimum Qualifications:

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Facilities Management HVAC Shop Supervisor.

Duties include:

  • Responsible for performing routine maintenance of HVAC equipment to ensure that equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings do not deteriorate.
  • Use electrical test devices to troubleshoot and repair.
  • Diagnose mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use standard HVAC tools. This includes precision measuring instruments, electrical devices, and electronic testing devices.
  • Using knowledge and skill with Building Automation Systems (BAS) to complete tasks as needed.
  • The ability to perform hydronic piping repair and replacement of control valves in systems with copper and steel pipe.
  • Record daily activities using a tablet in the work order tracking system (Archibus).

Other Work Responsibilities

  • Work with minimal supervision or instruction and complete work with high competence and professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customers managers and provide high-quality customer service based on university policy and procedures.
  • Perform other duties as assigned and delegated, dependent on HVAC Shop needs.

Departmental Preferred Experience, Skills, Training/Education

  • Professional mechanical trades and HVAC field experience; HVAC controls for Building Automation Systems experience with basic electrical and plumbing knowledge.
  • Experience performing routine maintenance of HVAC equipment; electrical test devices to troubleshoot and repair; experience and ability to perform hydronic piping repair and replacement of control valves in systems with copper and steel pipe.
  • Experience and ability to diagnose mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Computer knowledge and intermediate skills preferred with Microsoft and Google Systems and willingness to learn new programs;
  • Effective verbal and written interpersonal communication skills.

Necessary Licenses or Certifications

  • Valid driver's license needed for position
  • E.P.A. 608 Refrigerant certification universal needed for position
