What this job involves -
The Facilities Maintenance Technician will perform routine maintenance and repairs across assigned facilities. Primary responsibilities will predominately focus on General Maintenance and Repair to include inspecting and repairing interior and exterior property areas such as walls, flooring, doors, windows, installed fixtures and lighting. The Maintenance Technician will respond to repair requests, complete assigned preventative maintenance tasks, and may assist with special projects as needed. Additional duties may include as assigned by the Lead Operating Engineer, basic maintenance and repairs to building systems including HVAC, electrical, and plumbing components or conduct assigned building rounds and inspections.

Support operations and conduct Vendor/Contractor escorting as required.

Shift: To Be Determined but will fall into one of the following:

7:00am - 3:30pm | 7:30am - 4:00pm | 8:00am - 4:30pm

The Maintenance Technician role operates on static shift schedule to provide facility operations coverage. Any work requirements above and beyond the normal shift schedule will be discussed in advance to allow for schedule adjustments

Primary Duties

  • Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
  • Maintain and repair locks, locking mechanisms, closers, doors, and furniture
  • Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Perform non-technical routine inspections and complete appropriate documentation for Eye Wash and Safety Showers, Fire Extinguishers, Emergency Lamp Test and other assigned building systems.
  • Prioritizes assigned PM's, corrective and emergent work orders for the site (annual, monthly, weekly, and daily).
  • Provide vendor escorts as required / needed daily.

Secondary Duties

  • As assigned by the Lead Operating Engineer, clean HVAC coils, change air filters
  • May assist in conducting Building Rounds
  • May assist in providing support for larger scale maintenance activities as required
  • Safety
    • Comply with all standards and procedures regarding proper uniform attire and producing a groomed and professional appearance each day when reporting to work.
    • Complete all required safety trainings as scheduled and Hazard Assessments as necessary.
    • Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
    • Recognize danger and safety hazards and propose methods to eliminate them.
    • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
  • Administrative
    • Update work order status in real time, utilizing CMMS system, CORRIGO.
    • Escalating problems or issues to Customer and Manager in a timely manner
    • Attend work and safety meetings as required
    • If required, Submit P-card Receipts Daily
  • Physical work requirements and work condition
    • Lifting up-to 80 lbs.
    • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
    • Working in adverse conditions (i.e., extreme cold, extreme hot).
    • Working from heights; climbing a ladder, up to 30 ft., with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs.
    • Working on elevated platforms or man-lift.
    • This position requires availability to respond to occasional call-ins or work requests outside of regular business hours.
    • Qualified Electrical Worker certification (QEW 1) may be required based on the candidate's skill set and job assignments. Certification needs will be assessed upon hire and fulfilled during onboarding if applicable.

Desired experience and technical skills

Required

  • Minimum 2 years of related experience and/or training in the areas of general maintenance, carpentry and general plumbing
  • Experience with general hand tools and power tools
  • Proficient in basic computer application software such as MS Office, Outlook, CMMS (CORRIGO), etc.
  • High School Diploma or equivalent

Preferred

  • Advanced General Maintenance 5+ years
  • Two years of trades schooling in plumbing or HVAC
  • General knowledge with Building Automation
  • Preventative maintenance on building system / equipment
  • CFC Universal Certification

Estimated compensation for this position:

60,000.00 - 68,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
