GENERAL SUMMARY OF DUTIES: Directs the overall activities of all assigned communities' management functions. Responsible for achieving the financial and operational goals established for the assigned communities. Responsibilities include operations of all physical assets, development, and implementation of company programs and standards, career development of property management, establishing and monitoring budgets, maintenance, revenue enhancing, and other capital improvements, contracted services, administration, reporting, and safety and compliance. The General Manager will be responsible for multiple assigned communities as determined by the Area Director.

SUPERVISION RECEIVED: Reports to a Regional Manager or Regional Director

SUPERVISION EXERCISED: Some or all the Property Team Associates and Managers

ESSENTIAL FUNCTIONS:



  1. Provide expertise in areas requiring skilled analysis of needs, costs, benefits, processes, and the direction of the team. Forecast the teams' respective needs. Develop and implement project initiatives based on analysis of those needs.
  2. Will provide more independent decisions than a Sr Community Director and will have the IT access and the same training programs that a Regional Manager has.
  3. Has direct budgetary and financial operating responsibility for assigned communities to ensure profitability.
  4. Provide approval for Recruiting requisitions and offers, Performance Reviews and Quarterly Bonus's for the assigned community.
  5. Utilize budget and financial resources necessary to accommodate current and future asset needs by analyzing market trends, financial reports, associate staffing levels, and organizational growth. Manage the community within the approved budget guidelines.
  6. Participate in the preparation of the annual operating and capital budgets for the community.
  7. Identify opportunities to increase revenue by implementing programs designed to achieve the communities financial, operating, and resident services goals and to promote the long-term financial growth of the assets.
  8. Implement and monitor the communities' resident and community growth initiatives and other programs. Work with the Regional Manager or Area Director and site associates to improve communication and to implement and ensure alignment with the Company's vision and strategic initiatives in order to accomplish the staffing and operational objectives.
  9. Meet and support key community/district objectives, in order to meet or exceed organizational expectation.
  10. Conduct site inspections to ensure that the physical aspects of the community will meet or exceed established standards regarding the grounds, curb appeal, market ready units, risk management/safety requirements, cleanliness, and general appearance. Prepare to implement corrective measures as necessary.
  11. Utilize effective communication to gather consensus and obtain internal agreement of the Company's goals and objectives.
  12. Hire and train new staff and develop staff to maximize potential.
  13. Supervise direct reporting staff in accordance to overall company policy.
  14. Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.
  15. Approve time records and requests for time off.
  16. Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, and relations with supervisors and managers.
  17. Perform other duties as assigned or as necessary.


PERFORMANCE REQUIREMENTS: Knowledge of organizational policies and procedures. Knowledge and understanding of business concepts and research principles, processes, and techniques. Knowledge of the principles of strategic business decision-making. Ability to apply policies and procedures to solve everyday and/or complex Company issues.

Demonstrated understanding of overall property management. Ability to proactively prioritize needs and effectively manage resources. Demonstrated experience and expertise in project planning and management; in analysis of operations for the purpose of proposing innovative solutions to problems; and in organizing, writing, and editing information to make it meaningful to a wide array of audiences, including high level executives. Must know and follow the Fair Housing laws. Strong personnel management skills.

Demonstrated experience in delivering on commitments within budget. Ability to develop and prepare business analysis and plans. Ability to exercise initiative, problem-solving and decision-making skills. Ability to read, analyze, and interpret financial reports and legal documents. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to manage multiple projects, set priorities, exercise sound judgment and clearly communicates findings and advice. Must have a strong work ethic, integrity, and good business acumen. Ability to travel, when applicable.

Ability to motivate, develop, and direct people as they work, identifying the best people for the job. Ability to apply the principles and practices of work leadership and management. Ability to motivate the community team and manage their performance in accordance with company policies, values, and business practices. Skilled as a powerful coach, strong leader and mentor.

Proven exceptional communication skills both written and verbal. Perform duties that require considerable initiative, independent judgment, and strong communication skills. Excellent written and oral communication skills and demonstrate original thinking, openness to change, and offer alternate solutions to problems. Ability to respond to common inquiries or complaints from subordinates, residents, management, or members of the business community. Ability to quickly develop strong internal working relationships.

Demonstrated ability in verbal and written communication skills. Skilled in the use of the internet, spreadsheets, relational databases, and word processing software. Ability to process computer data and to format and generate reports. Ability to create, compose, and edit written materials.

TYPICAL PHYSICAL DEMANDS: Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Ability to travel when needed.

EDUCATION AND EXPERIENCE:



  1. Bachelor's Degree in Business, related field, or its equivalent, preferred. In lieu of degree, eight years equivalent experience in residential properties, rental operations, or related business operations is required.
  2. Minimum of five years' supervisory experience, preferably in residential properties, rental operations, or related business operations.
  3. Minimum of five to seven years' experience in a strategic planning, financial analysis, business development role, or operational management preferably within the real estate industry.
  4. OneSite or other site operating system experience is required.
  5. Must have and maintain a valid driver's license unless otherwise noted.

Salary Range



  • $120,000-$138,000 depending on experience
