Operating Engineer - JLL

What this job involves:

As an Operating Engineer, you'll be at the forefront of maintaining and optimizing critical facility infrastructure across all building systems. This hands-on technical role requires you to demonstrate deep expertise in your primary craft area-whether Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations-while maintaining versatility across multiple disciplines. You'll play a vital role in ensuring JLL's facilities operate at peak performance, meeting safety standards and delivering exceptional service to our clients. By applying your technical knowledge and problem-solving skills, you'll help maintain the operational excellence that JLL is known for while ensuring safe, efficient, and reliable building environments.

What your day-to-day will look like:

Operate, maintain, troubleshoot, and repair facility equipment across Mechanical, HVAC, Plumbing, Structural, Fire, Life Safety, and Control systems to ensure all systems meet applicable standards and operate at optimum performance levels.

Conduct preventative maintenance activities including cleaning, inspecting, calibrating, and replacing components on HVAC systems and associated equipment to maximize operational efficiency and reliability.

Monitor facility systems by recording readings, making necessary adjustments, and analyzing equipment performance to ensure proper operation and identify potential issues before they escalate.

Manage facility services operations including purchasing and inventory control, coordinating contracted maintenance work, and monitoring the quality and pricing of external vendor services.

Maintain a safe and compliant workplace by adhering to departmental policies for hazardous materials storage, usage, and disposal, while performing periodic checks of tool and instrument inventory.

Respond to equipment malfunctions by diagnosing root causes across various Commercial or Industrial systems and implementing corrective actions to restore operations promptly.

Work in diverse physical environments and conditions, accessing equipment components in confined spaces, elevated areas, and outdoor settings while adapting to varying weather conditions and shift requirements.

Required Qualifications:

* Minimum of 4 years of hands-on experience maintaining and repairing commercial building systems in a facility or industrial environment.

* EPA 608 Type II Certification (minimum) for refrigerant handling and HVAC system maintenance.

* Strong technical ability to analyze, diagnose, and troubleshoot complex Commercial or Industrial Mechanical, Electrical, Plumbing, and HVAC systems to determine root causes and implement effective solutions.

* Working knowledge of computer applications including Microsoft Word and Excel for documentation, reporting, and work order management.

* Physical capability to perform job duties requiring extended periods of bending, sitting, kneeling, squatting, standing, reaching, and laying to access equipment components in various locations.

* Ability to work in diverse environmental conditions including exposure to heat, cold, sunlight, rain, and both daylight and night-time hours as operational needs require.

* Demonstrated commitment to safety protocols and the ability to maintain compliance with facility safety standards and regulations.

Preferred Qualifications:

* EPA 608 Universal Certification demonstrating comprehensive refrigerant handling qualifications across all equipment types.

* Two years of formal trades schooling or technical training in electrical system design, refrigeration, or HVAC systems.

* Experience with Building Automation Systems (BAS) or Energy Management Systems (EMS) for monitoring and controlling building operations.

* Additional certifications in specialized areas such as electrical, plumbing, or fire/life safety systems.

* Familiarity with computerized maintenance management systems (CMMS) for work order tracking and preventative maintenance scheduling.

Work Shift: 1st shift
