Position Summary:
The Commissioning Technician (Cx Technician) supports the planning, coordination, execution, and documentation of the commissioning process for construction projects. This role assists in verifying that building systems are installed, tested, balanced, and operate in accordance with contract documents, owner requirements, and applicable codes. The Commissioning Technician works under the direction of the Commissioning Manager and provides field-level support during system start-up, testing, and turnover, coordinating with project teams, subcontractors, and vendors.
Primary Responsibilities:
Pre-Construction / Commissioning Planning
- Assist in the development and maintenance of the Project Commissioning Plan.
- Support design and constructability reviews related to system performance.
- Assist in preparing commissioning documentation, checklists, and logs.
- Support development of commissioning schedules aligned with the construction schedule.
Construction Phase Coordination
- Support coordination of commissioning activities with the Project Manager, Superintendent, and subcontractors.
- Perform field verification of installation readiness prior to start-up and testing.
- Track commissioning issues, deficiencies, and corrective actions.
- Verify completion of installation checklists and pre-functional testing.
Start-Up & Functional Testing
- Execute functional performance test (FPT) procedures under direction of the Commissioning Manager.
- Verify system sequences of operation and control responses in the field.
- Document test results and assist with issue tracking and re-testing.
Testing, Adjusting & Balancing (TAB)
- Support coordination of TAB activities and schedules.
- Review TAB reports for completeness and assist in identifying discrepancies.
- Verify deficiencies are addressed and systems are rebalanced as required.
- Assist in confirming final air and water balance meets specified criteria.
Integrated Systems Testing
- Support execution of integrated systems testing (life safety, controls, power, HVAC interfaces).
- Assist in verifying system interactions under various operating conditions.
- Coordinate participation with trades and stakeholders during testing activities.
- Document test results and assist with tracking corrective actions.
Documentation, Training & Turnover
- Compile commissioning documentation, reports, and field records.
- Assist in verifying completeness of O&M manuals, warranties, and as-built documents.
- Support coordination and participation in owner training sessions.
- Assist with system turnover and project closeout documentation.
Closeout & Post-Occupancy Support
- Support seasonal testing and deferred commissioning activities.
- Assist with warranty reviews and system performance evaluations.
- Document lessons learned and commissioning observations.
- Support troubleshooting and resolution of post-occupancy system issues.
- Perform other duties as required or assigned.
Qualifications:
- Associate or Bachelor's degree in Construction Management, Mechanical/Electrical Engineering, Industrial Technology, or related technical field; or equivalent combination of education and field experience preferred
- Minimum 3-7 years of experience in construction, manufacturing, commissioning, building systems, or related technical field environment
- Working knowledge of mechanical, electrical, plumbing (MEP), HVAC, controls, and/or industrial systems installation and operation
- Experience supporting or participating in system start-up, testing, commissioning, or equipment troubleshooting
- Ability to read and interpret construction drawings, specifications, sequences of operation, and technical submittals
- Familiarity with commissioning processes, including pre-functional checklists, functional performance testing (FPT), and issue tracking
- Experience coordinating with subcontractors, vendors, and field teams in an active construction or industrial environment
- Working knowledge of safety practices, codes, and quality standards applicable to construction or manufacturing projects
- Proficiency with construction documentation tools (e.g., commissioning logs, punch lists, reports, spreadsheets, or project management software)
- Strong attention to detail with the ability to document field activities accurately and track deficiencies to resolution
- Effective communication skills with the ability to work in a team environment and follow direction from senior staff
- Ability to travel to project sites and work in field conditions, including active construction or industrial facilities
Minimum Physical Requirements and Accountability:
- Work often involves extended periods of standing, walking, and performing repetitive or physically demanding tasks.
- Effective verbal communication and hearing are essential for maintaining safety, receiving instructions, and coordinating with team members in person, over radios, or through alarms.
- Both fine motor skills (e.g., handling small components, precision work) and gross motor skills (e.g., operating tools and heavy equipment) are critical.
- Visual acuity is required for reading blueprints, measuring materials, performing precision work, and maintaining situational awareness; near, far, and peripheral vision may all be needed.
- Must be able to work in a variety of environments, including indoor and outdoor settings, as well as dusty, loud, hot, cold, or potentially hazardous areas.
- Tasks may involve bending, stooping, reaching overhead or below shoulder height, crouching, kneeling, climbing ladders or ramps, and maintaining balance on uneven surfaces.
- Must be able to work at heights, in confined spaces, or in other challenging physical locations as required by the task.
- Must be able to lift, carry, push, or pull up to 50 lbs independently.
- Must comply with all company policies and procedures.
- Consistent, punctual attendance during core business hours is essential.
- Reliable transportation is required for commuting and occasional travel between local corporate offices and job sites during business hours.
